POSITION SUMMARY
The Senior Regional Property Manager reports to the Regional Vice President of Property Management and is responsible for managing a sub-regional industrial real estate portfolio and the respective property management teams. The Senior Regional Property Manager’s objective is to directly manage a property portfolio and to facilitate a positive team culture within the sub-region to maximize property performance through efficient operational strategies, maintaining high levels of tenant satisfaction, and meeting the overall financial goals of the company.
Responsibilities of this position include establishing and monitoring budgets, personnel costs, and working closely with the other departments within the firm to maximize results.
ESSENTIAL JOB FUNCTIONS
People & Culture:
Organize and develop sub-regional property management teams for performance through hiring, high ethical standards, positive leadership, accountability, coaching, annual and bi-annual performance appraisals, and strategic direction.
Actively manage staffing levels, personnel costs, and personnel counts to support an efficient organizational structure based on portfolio size and scope.
Act as a liaison with other departments within the firm to build on a culture of collaboration, interdepartmental efficiencies, and a high-level of internal customer service.
Tenant Services:
Ensures that market-level property management teams are executing a high level of customer service to tenants within the portfolio through a sense of urgency with responding to tenant requests, and actively meeting and engaging with tenants on a regular basis.
Ensures that the move-in/move-out process within their assigned markets is being executed efficiently.
Ensures that market-level property management teams are maintaining low levels of accounts receivables through regular tenant contact, processing of collection notices, and tenant account management.
Property Performance:
Ensures that property management teams within their assigned markets are providing a high level of support to local asset management teams to minimize downtime of vacant units and maximize tenant retention.
Develops and executes preventative maintenance programs for the assigned portfolio to extend the life expectancy of building elements.
Actively manages sub-regional and market-level service contracts to ensure that property management teams are leveraging scale, minimizing costs, and consolidating vendor partners.
Tours properties within the assigned portfolio regularly to ensure properties are being maintained to ARES property standards, liabilities are being minimized, and capital projects and other property-level projects are being completed in accordance with budget and timing.
Coordinates, develops, and facilitates the annual budget and 10-year capital plan process for the sub-region to ensure that the market-level property management teams are meeting internal timing expectations and achieving accurate property-level operating and capital expenses.
Actively manages financial performance through expense approvals, strategic property-level spending, monthly financial reporting, regional variance reporting, and regional expense accrual submittals.
Ensures that the onboarding and offboarding of properties through acquisitions/dispositions is coordinated efficiently with the transactions teams.
ADDITIONAL DUTIES AND RESPONSIBILITIES
Assumes additional responsibilities and performs special projects as needed or directed.
REQUIRED QUALIFICATIONS
7+ years of property management experience handling customer service and administrative issues related to real estate management.
Experience supervising, directing, and managing property management teams.
Experience managing and directing regional and property level financial planning and reporting.
Experience managing sub-regionally scaled maintenance capital projects.
Proficiency in Microsoft Office and standard real estate software programs
Ability to communicate effectively with large teams and across disciplines.
Ability to interpret property-level and corporate documents such as tenant leases, building plans and related specifications, operating and maintenance instructions, and policy manuals.
BA or BS in Finance, Real Estate, Business Management; CPM/RPA designation preferred.
PHYSICAL DEMANDS
Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating standard business office equipment.
WORKING CONDITIONS, TRAVEL REQUIREMENTS & ADDITIONAL NOTES
Work performed in a general office environment. May require extended hours during peak periods.
Availability for travel up to 70% of the time to property and construction sites for on-site project monitoring and meeting attendance.
Exposure to adverse weather conditions, loud noise, and dust conditions at construction sites.

The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$110,000 - $140,000 / annum
