Job Description
Commercial responsibility for sourcing, identifying, underwriting, delivering and leasing logistics projects in Spain, managing budgets and delivering targeted financial returns in line with the Marq Logistics business plan, whilst ensuring compliance with regulatory and legal requirements. Play an integral part in the growth and development of the local business, maintaining an interactive relationship with Investment & Asset Management colleagues plus Core Support. Be an active participant in Marq Logistics' global business.
Key Accountabilities
Land and Development Responsibilities
Define and execute the land acquisition and control strategy for the Spain unit.
Appraise, underwrite, acquire and manage land control positions in core markets, aligned with the business plan.
Lead viability studies by managing pursuit budgets and advisors (broker, lawyer, architect, etc.).
Assess feasibility, master plans, costs, programme and constraints, and manage development risk.
Understand and edit financial underwriting (IRR, MoC, margin and stabilised yield) to meet risk-adjusted return targets.
Produce development business cases using market data and intelligence; monitor macro and market dynamics (demand, supply, take-up, competitors) to inform strategy, pricing and leasing.
Customer Relationship Responsibilities
Manage key-account relationships with customers and external stakeholders (authorities, brokers, leasing agents, vendors and consultants).
Maintain the highest level of responsibility and professionalism with public entities and governmental bodies.
Underwrite and compile proposals and lead commercial/legal negotiations (including build-to-suit and leasing).
Monitor and report deal financial performance against original underwriting.
Maintain tenant relationships and oversee lease agreements, ensuring compliance and timely renewals.
Reporting Responsibilities
Deliver reporting for the Managing Director and Core Support (business plan, cash flows, acquisition and development pipeline), plus ad-hoc requests.
Support the preparation of screening and Investment Committee memorandums for internal approval.
Collaborate with the technical team in Madrid, European colleagues, and Investment/Portfolio Management to align execution with fund strategy.
Other Transactional Responsibilities
Execute leasing and commercialisation with Asset Management (market assessment, pricing, negotiations and lease contracting).
Plan and deliver marketing to support leasing and the Marq Logistics brand (promotion, marketing plan, image/reputation) and track customer satisfaction (surveys and market studies).
Generate cross-selling opportunities across the platform and service lines.
Communications & Working Relationships
Internal: Managing Director; Investment; Asset Management; Portfolio Management; Finance; Marketing; Construction.
External: Customers; agents; authorities; virtual team; business partners (including brokers and other service providers).
Language: Fluent English required due to continued communication with international customers’ HQ, core departments, and other regional offices.
Frameworks, Boundaries, & Decision Making Authority
The job requires an entrepreneurial, opportunistic approach, with a current awareness of the Spanish property market and economic environment. A highly collaborative approach with the Country Director and the Spanish team is required at all times.
Qualifications, Experience, & Skills
Minimum Qualifications:
Relevant undergraduate degree required.
Minimum Experience:
5 to 10 years’ post-qualification property/development experience, gained in brokerage, development, investment, or property finance.
Job-Specific Skills:
Strong knowledge of the Spanish industrial and logistics market.
Commercial awareness and human relationship skills.
Ability to identify and originate new business opportunities
Commercial mindset with a focus on value creation and long-term relationships.
Strong knowledge of the leasing, land, acquisition, development and disposal process.
