Team / division overview
The Real Estate division of DWS is a full service real estate manager with €51.0 billion in assets under management globally and €23.2 billion in Europe. DWS Real Estate acquires and manages investments in individual assets or real estate portfolios on behalf of funds and separate accounts.
You’ll be joining the global property arm of DWS with Real Estate assets in excess of €50 billion worldwide, including circa €1.8 billion under management (AUM) in France and Belgium.
Your responsibilities:
The France team manages a wide range of accounts and strategies on behalf of a global client base of international investors. You’ll take responsibility for overseeing the asset management of a portfolio of France and/or Belgium properties.
As our Asset Manager, you will:
Preparing and agreeing with clients, annual asset business plans including capital and operational expenditure budgets
Regularly reviewing the portfolio to identify and execute real estate asset management initiatives to create and / or protect value
Advising clients and providing recommendations in accordance with client mandates including hold sell performance analysis
Writing and co-ordinating quarterly asset management reports to clients and regular reporting
Selecting, tendering and managing the appointment of external specialist advisors to provide professional services e.g. rent reviews, lease renewals, capital allowances, building surveying, planning and legal advice
Managing external Property Managers to ensure collection of rental income and compliance by tenants with lease covenants and on the technical management of the assets
Performing regular property inspections for all assets and ensuring compliance by the landlord with all applicable and relevant statutory legislation, travelling to meeting clients (extenal and internal)
Working closely with Fund Management to implement agreed asset business plan strategies and to provide information required for effective portfolio management
Liaising with transaction teams to support underwriting of new acquisitions and ensuring existing assets are ready for sale in accordance with asset business plans and work with Transactions teams on the sale processes
Supporting and promoting the DWS real estate business’ Environmental & Social Governance objectives and encouraging best practice engagement by Occupiers and Advisors
Establishing a good working relationship with tenants of the assets, acting as a link between the occupiers of the assets and the owners of the assets
We are looking for:
8 years and plus of experience in Asset Management skills
Fluency written and oral in english
A broad and diverse experience in France commercial real estate with a strong network of advisory contacts
Previous experience and knowledge of all aspects of French law in real estate business
Previous experience of financial reporting, valuations and auditing of investments including the ability to interpret financial statements and management accounting – in Real Estate Business
A team player, self-motivated with commercial business acumen
Effective in managing multi-disciplinary external teams
Has excellent client / customer relationship and negotiating skills
Strong analytical and financial modelling skills
Proven ability to work effectively under pressure and to meet deadlines
Strong organizational skills with the ability to prioritize competing demands
Strong computer skills and capability with Microsoft Word, Excel, Powerpoint and property specific valuation software such as Argus
Experience in heavy refurbishment projects and value added Investments
