Team / division overview

The Real Estate division of DWS is a full-service real estate manager with €1,054 billion in assets under management globally (as of September 2025) and €2 billion in APAC. DWS Real Estate acquires and manages investments in individual assets or real estate portfolios on behalf of institutional and retail client funds as well as for separate accounts.

The Tokyo-based team of the APAC Real Estate division is responsible for the origination, acquisition, asset management and disposition of real estate assets in Japan, which are to be acquired by a wide range of funds and clients of the DWS platform. The candidate will work with both the pan-APAC investment management teams (based in Tokyo, Seoul, Singapore and Sydney) as well as the Europe-based teams on a number of diverse tasks across various real estate asset classes such as such as offices, shopping centres, logistics, hotels, student accommodations and residential schemes.

The responsibilities of the role will be across both transaction and asset management and will include providing analytical support to the investment team on origination, underwriting and financial analysis of real estate opportunities, and on lease negotiations, on-going performance reporting, external valuations and overseeing capital improvement projects enabling the candidate to develop a deep understanding of investments in real estate properties.

The candidate will assist the team with the appraisal of Japanese investment opportunities from a market perspective, conducting financial underwriting and commercial appraisal, structuring the investment, transaction negotiations and presenting to DWS’s internal clients, funds and Investment Committees.

Role Details

As a Real Estate Investment Manager, your key responsibilities will include the following tasks across the Transactions and Asset Management divisions:

  • Be involved with all acquisition and asset management initiatives in Japan across a range of sectors and risk types, including sourcing and origination, in-depth financial underwriting and analysis of individual deals and portfolios, conducting due diligence processes, preparation of investment committee papers, establishment of investment structures, (re-)financing, buy/sell analyses and correspondence with portfolio managers in APAC and Europe.
  • Assisting the team in negotiating key terms of the transactions and purchase agreements with the sellers.
  • Preparation of strategic business plans per property, auditing due diligence reports and other presentation material required for internal approvals, presentation of findings to the investment committee, etc.
  • Oversight of external Asset Managers and Property Management teams for each asset.
  • Manage internal and external valuation process
  • Negotiating significant leases and overseeing every aspect of the leasing process, including NPV preparation, tenant financial review and securitization, and review of commission invoices for the investment properties
  • Monitor market trends in value, cost, and supply/demand fundamentals to identify acquisition and disposition opportunities and continuously review portfolio for opportunities to add value through renovation, expansion, and/or repositioning of the asset
  • Review monthly, quarterly and annual reports produced by the administrators to ensure that they follow DWS requirements
  • Prepare periodic reports that present property performance along with progress on strategic initiatives
  • Hands on with internal reporting and stakeholder management initiatives
  • Assisting on capital raising initiatives and special project initiatives (i.e. asset management analysis, asset tours, marketing assignments, research pieces etc.)
  • Focus market region will be Japan

We are looking for:

  • Exceptional written and oral communication skills and attention to detail – the candidate will be required to communicate effectively and confidently with senior management and third parties in both Japanese and English.
  • Good understanding of accounting and experience in financial analysis and modelling.
  • Minimum 3-5 years of professional experience in real estate, preferably in investment banking, private equity, M&A, corporate finance, real estate development or institutional asset management
  • Previous experience in the real estate sector underwriting; strong computing skills (primarily Microsoft Excel, PowerPoint, and Word)
  • Ability to work in teams, under pressure, within tight deadlines, and with multiple projects simultaneously.
  • A team player with enthusiasm and ability to critically apply new knowledge to a variety of situations and scenarios.
  • A bachelor’s degree – major in business administration, real estate, commerce, law, economics, engineering, or architecture is preferred
  • Takken license is considered a plus, but not required
  • Bilingual in Japanese and English
