VME Real Estate – Strategy and Transactions (SaT) –Manager

Within SaT, Real Estate (RE) group is part of Valuations, Modeling and Economics sub-service line. Our RE practice provides real estate valuation, analytical services and other business advisory services to developers, builders, investors, lenders and Fortune 500 companies.

With over 500 RE professionals worldwide (~50 in GDS RE), no similarly positioned global professional organization can match breadth of our capabilities or depth of our resources. GDS RE works as a strategic partner to global RE practices, working with them to provide highly efficient and value-added services to meet our clients’ real estate valuation and diligence requirements.

The opportunity

We’re looking for Manager with expertise in real estate valuation to join the valuation group of our Real Estate Valuation Team.

As a member of the Ernst & Young Real Estate team, the Manager will serve as a Team Lead, project lead and/or member of multiple client engagement teams around the world (US, UK, Germany, Australia etc) which primarily assist in real estate and hospitality advisory engagements in a fast-paced, service-oriented business environment. Manager will work on a wide variety of real estate and hospitality-specific clients including owners, developers, builders, financial institutions, lenders, pension funds, as well as numerous Fortune 500 companies.

Typical engagements include appraisals and valuations, review of valuation analysis, market studies/research, cash flow analyses, due diligence, portfolio analysis and cash flow modeling.

Your key responsibilities

  • Manage a team of RE valuation professional, work on allocated hours goals for the team and leverage their skills to accomplish them, while recognizing and celebrating the individual and group success.
  • Working with business leaders, reporting manager and where appropriate, development and retention including organizing learning sessions, and mentoring new team members once they join company, optimizing team skills and capabilities, and proactively addressing any performance challenges
  • Develop and maintain a professional and proactive interdependent and agile culture promoting a growth mindset, meritocracy and innovation.
  • Creating an environment that motivates direct reports and employees, ensuring they are fully aware of what is expected of them which recognizes their successes and helps retain key talent.
  • Ensure effective performance management throughout probation and throughout the employee lifecycles, taking responsibility for appreciating and rewarding performance in a meritocratic manner.
  • Effectively managing, monitoring, and coaching team members and manage day-to-day operations to ensure smooth performance and to execute on all projects on a timely basis.
  • Effectively manage all operational procedures and processes ensuring compliance with 1) company policies and procedures 2) client requirements.
  • Serve as a member of multiple client engagement teams, taking a lead role in understanding clients’ needs, conducting analyses and reporting results
  • Work on and manage engagements on real estate advisory, valuation and due diligence, spread across property types
  • We are involved in analysis of a variety of property types including multi-family residential, office, retail, hotel, industrial, mixed-use, infrastructure, and special-use properties.
  • Specific engagement will include financial and cash flow modeling, market information research, real estate documents analysis (including site/building plans, leases, appraisals, and mortgage underwriting/lending documents), market studies, asset valuation (PPA/fair value), valuation review and report writing
  • Take ownership of your projects, while working collaboratively with other team members
  • Maintain and develop positive, productive, and professional relationships with clients
  • Conducting timely performance reviews for employees and developing other professionals by providing effective performance feedback and training to them. Leading by example.
  • Use current technology and tools to enhance the effectiveness of services provided.
  • Performing any other task or ad hoc projects as requested.

Skills and attributes for success

  • Strong knowledge in performing valuation of Real & Intangible assets using Income Approach (Discounted Cash Flow Method & Direct Capitalization Method), Net Asset Value Method (or Cost Method) and Precedent Transaction Analysis (or Relative Valuation/ Sales Comparison/ Market Approach)
  • Knowledge of developing valuation models, performing highest and best use valuation analysis for purposes of financial reporting, tax planning etc.
  • Proficient at using research databases like LoopNet, REIS, RCA (real capital analytics), CoStar, CBRE, JLL, C&W, Capital IQ, One Source, Factiva, Reuters, etc.
  • Analyzing financial statements, conducting market research studies and preparing reports, Application of Free Cash Flows, Terminal value, Discount rate, WACC, Advanced MS Excel models etc.
  • Strong knowledge of key clauses in lease (options, economic terms, terminations)
  • Excellent analytical, project management, communication, interpersonal and teaming skills
  • Willingness and ability to travel, when necessary
  • Actively promote the sharing of knowledge within the group; Contribute pro-actively to building team spirit
  • Manage and responsible for 6-10 people for their career progression, learning and development etc
  • Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage

To qualify for the role, you must have

  • Master’s in business administration (MBA) specialize in Finance
  • 10 years of direct work experience in real estate valuation projects
  • Strong Excel and PowerPoint skills.
  • Experience with BIG4 accounting firm would be provided weightage

Ideally, you’ll also have

  • People management skills
  • Project management skills
  • Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage
