We are looking for an energetic, passionate, analytical person to take on the role of Senior Program Manager of Workplace Planning and Transactions for GWS Puget Sound.
You will work on innovative and high-impact business projects, working with our internal business partners, industry experts and strategic vendors to further foster innovation while delivering renowned solutions across our campus.
- This position will support the Puget Sound team region through master planning, land use/property rights, and real estate transaction activities related to Microsoft's HQ campus and Puget Sound portfolio. This position has responsibility for working directly with public entities, consultants, the brokerage community and internal business groups and stakeholders. An ideal candidate will specialize in Urban or Regional Planning, Real Estate Development, or Asset Management and have familiarity with Geographic Information Systems (GIS).
Responsibilities
- Developing and implementing short- and long-term real estate strategies for the Microsoft Puget Sound portfolio.
- Overseeing the future real estate plan for the Redmond campus and preserving development rights, land use flexibility, and leasehold opportunities.
- Transaction Management and financial modeling.
- Evaluate internal and external land use requests, applying urban planning concepts such as urban design, sustainability, accessibility and inclusiveness, resilience, and development economics, reflecting Microsoft’s priorities.
- Setting and implementing clear goals for project teams, measuring performance and seeking and delivering feedback to achieve quality, timely results. ·
- Developing strong relationships with internal stakeholders. Becoming familiar with business financial cycles and understanding business strategy, organization, and needs that depend on the delivery of real estate solutions.
- Driving action and decisions, supported by analytical rigor and data, among stakeholders by utilizing and facilitating an awareness of business needs and priorities at multiple levels within the company. Proactively engage to solve problems and balance specific business needs with the broader Microsoft interests and the Puget Sound portfolio.
- Engage and negotiate with public agency staff and officials to achieve positive outcomes for Microsoft initiatives and project submittals.
- Knowledge of corporate real estate best practices.

In addition to these broad program management skills, subject matter expertise is desired in the following areas:
- Have specific knowledge of commercial real estate including but not limited to land use planning and development including property acquisition and disposition, due diligence processes, architectural and engineering design processes, zoning, permitting, utility delivery, and master planning.
- Experience with negotiation and execution of commercial leases.
- Familiarity with real estate financial analysis and metrics to identify risks and assess trade-offs.
- Knowledge of Federal, State and local level entitlement and planning process, including State Environmental Policy Act (SEPA) process. ·
- Ability to understand and interpret architectural and civil designs and drawings. ·
- Ability to understand and interpret legal documents regarding real estate transactions and property rights. ·
- Experience with sustainability initiatives in real estate. ·
- Experience and ability to engage and influence outcomes with local jurisdictions and public agencies.
Qualifications
Required Qualifications: ·
- Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 3+ years relevant experience OR 5+ years equivalent experience.
Additional/Preferred Qualifications: ·
- Master’s degree in a relevant field. ·
- 3–5+ years of experience in corporate facilities management or related disciplines.
Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $96,500 - $188,400 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $123,500 - $206,400 per year.
