About the team

The Stripe Workplace team creates and operates inspiring, comfortable, and innovative spaces that bring Stripe’s culture and values to life and provide a foundation for achieving our mission. In this role, you will be part of the small (but mighty!) team that determines and executes on our real estate strategy worldwide. We expect you to be ambitious, collaborative, adaptable, and have a positive attitude. This role reports to the Head of Real Estate Strategy, based in Chicago, and role scope will be managed by the Lease Administrator, based remotely in California.

What you’ll do

Responsibilities

  • Database management and tracking:
  • Prepare and edit lease abstracts for completeness and accuracy (leases, amendments, subleases)
  • Maintain accurate, complete and up-to-date lease files within multiple Stripe databases
  • Track critical dates, including possession dates, FDOB, commencement memos
  • Complete new tenant and new landlord on-boarding

  • Rent payment management and expense tracking:

  • Review and validate incoming invoices for accuracy, lease compliance and proper coding

  • Rent analysis, rent payment processing, and remittance advices to landlords

  • Pursue and track missing invoices, invoice corrections, credit notes and expense back-up

  • Track lease payables and receivables

  • Track return of security deposits, capture required proof of payments, and update databases accordingly

  • Track TIA critical dates, reimbursements and documentation, including reimbursement requests and accounting proof of receipt

  • Landlord account reconciliation with zero balance monthly

  • Audits:

  • Review annual landlord reconciliation statements and real estate tax calculations to ensure accuracy and lease compliance

  • Audit landlord statements/billings for mathematical accuracy and lease compliance. Seek opportunities for cost savings, avoidance and recovery

  • Conduct annual operating expense reconciliations and monitor lease audit requirements.

  • Desktop Audit of CAM reconciliations

  • Annual update of recurring rent charges and CPI adjustments in Spacebase

Who you are

Minimum requirements

  • 2+ years of direct experience as a Lease Analyst overseeing a global portfolio of office space
  • 4+ years of experience in commercial real estate or commercial property management
  • Fluency in reading and interpreting lease language
  • Experience with Lease Admin software and database systems - Spacebase and Google Drive a plus
  • Excellent written communication skills
  • Strong attention to detail and excellent with numbers

Preferred qualifications

  • Some familiarity of ASC 842 Lease Accounting Standard
  • You must be able to meet deadlines, keep schedules, and perform at high level in a fast-paced environment without compromising quality
  • The ability to maintain high performance while managing multiple projects under tight timelines, and a “roll up your sleeves” mindset to get any job done.
  • Ability to effectively collaborate asynchronously with cross-functional partners across time zones and geographies
  • Agile mindset with the ability to pivot and adjust priorities when needed
  • Advanced organizational skills.
Office-assigned Stripes spend at least 50% of the time in a given month in their local office or with users. This hits a balance between bringing people together for in-person collaboration and learning from each other, while supporting flexibility about how to do this in a way that makes sense for individuals and their teams.

The annual US base salary range for this role is $95,300 - $142,900. For sales roles, the range provided is the role’s On Target Earnings ("OTE") range, meaning that the range includes both the sales commissions/sales bonuses target and annual base salary for the role. This salary range may be inclusive of several career levels at Stripe and will be narrowed during the interview process based on a number of factors, including the candidate’s experience, qualifications, and location. Applicants interested in this role and who are not located in the US may request the annual salary range for their location during the interview process.
