The incumbent plays a key role in supporting strategic decision-making related to UPG real estate portfolio, encompassing both owned and leased properties. The incumbent prepares financial performance analysis and rental rate assessments to inform portfolio management. The incumbent contributes to the development of annual budgets for UPG real estate assets and collaborates with Legal Affairs and the Facilities team to coordinate insurance oversight. The incumbent also assists with the maintenance of accurate accounting and financial reporting for UPG’s real property assets and leases, including the preparation of periodic reconciliations in accordance with lease provisions for CAM and operating costs.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

Essential functions of the job:

  • Conduct financial modeling, valuation, and ROI analysis for new leases, site acquisitions, and development opportunities.
  • Support lease negotiations, renewals, and portfolio optimization efforts.
  • Prepare financial performance analysis and periodic rental rate assessments.
  • Assist with the development of annual budgets for properties owned and leased by UPG, including capital expenditure budgets.
  • Prepare and maintain lease abstracts for UPG real property leases.
  • Track and manage lease ending and renewal dates, ensuring financial entries are updated when lease terms change, and periodically validating real estate financials transactions.
  • Support appropriate accounting for new and/or existing leases as specified by lease contract terms, including rent and common area maintenance (CAM) payments, leasehold improvements, and/or other nonstandard terms and conditions (T&C).
  • Assist the preparation of CAM reconciliations to confirm that operating expenses follow lease terms and verify other expenses related to leases clauses.
  • Support the oversight of accounts payable/receivable processes related to real estate transactions.
  • Apply for and/or maintain tax exemptions for UPG owned real property.
  • Coordinate the oversight of UPG insurance policies for real property by:
  • Ensuring Certificates of Insurance are maintained in accordance with lease T&C
  • Reviewing a detailed list of real estate assets and their replacement cost to confirm appropriate insurance coverage is in place;
  • Evaluating various risks associated with location and operations that are specific to UPG and/or the health care industry;
  • Performing analysis to predict potential losses based on the frequency and severity of historical insurance claims data;
  • Quantifying and prioritizing risk exposure and evaluating whether insurance premiums paid are appropriate for the risks covered; and
  • Collaborate with cross-functional teams to ensure timely communication regarding real estate insurance across all stakeholders, including UPG Legal, Finance, and Facilities.
  • Ensuring Certificates of Insurance are maintained in accordance with lease T&C;
  • Reviewing a detailed list of real estate assets and their replacement cost to confirm appropriate insurance coverage is in place;
  • Evaluating various risks associated with location and operations that are specific to UPG and/or the health care industry;

  • Quantifying and prioritizing risk exposure and evaluating whether insurance premiums paid are appropriate for the risks covered; and
  • Collaborate with cross-functional teams to ensure timely communication regarding real estate insurance across all stakeholders, including UPG Legal, Finance, and Facilities.
  • Assist in preparing materials and presentations for governance committees and board-level real estate reviews.
  • Support lean process improvement by assisting the implementation of approved changes to improve the efficiency of real estate management.
  • Complete other tasks and assignments as requested by Manager of Financial Reporting, Director of Finance/Corporate Treasurer and/or UPG executive team.

MINIMUM QUALIFICATIONS (Education, Experience, Knowledge, and Skills):

Education:

  • Bachelor’s Degree required, with concentration in accounting, finance, real estate, business, and/or health care administration.

Experience:

  • Two or more years of work-related experience with progressively increasing responsibilities.
  • Two or more years of commercial real estate experience.
  • Experience managing internal stakeholder relationships and working successfully to deliver results requiring collaboration and coordination with multiple teams.
  • Experience in managing and meeting multiple deadlines.

Knowledge and skills:

  • Working knowledge of real estate commercial principles and financial concepts, contract terms and conditions and ability to understand and interpret legal documents.
  • Strong quantitative analysis skills with attention to detail and the ability to analyze financial data and perform financial modeling.
  • Intermediate proficiency in spreadsheet software. (Advanced proficiency preferred).
